  2. There are, in my mind, three types of coffee shop to sell coffee and tea effectively. The first is the sweet shop/coffee shop. Duncan Donuts was the champion at this in my past. Coffee was a second but essential product. (I still drink Duncan coffee.) The second is the Caffe’. A strictly coffee and tea shop that sells coffee as a primary product at lower prices with upgrades possible if requested. Food was a side item. Third, there is the Coffee Shop. Starbucks style shop that specializes in all kinds of coffees and teas to the customer at premium prices. Food is not really a product, but a side possibility.   3. Locate it where there is tons of foot traffic first thing in the morning and mid-afternoon, but as far away from Starbucks and Dunkin as you can.
    There is an independent coffee and bagel place near me that does a great deal of business. They’ve styled themselves after your typical NYC coffee and bagel place. In fact, I’d recommend going to Manhattan to see for yourself what they are like and why such places succeed. It’s in a small collection of stores and businesses that include a successful restaurant right next door, and a Subway around the side, so a fair amount of foot traffic right there. There’s also a large local pet supply place next door that also has a small aquarium that generates a lot of traffic, so more potential business. Then there’s the road that it’s on which is constantly busy but it’s a local 35mph road and not a highway, therefore easy access from the road.
    There are two gas station convenience places that sell coffee up the street but they really don’t compete in my opinion. There’s a McD’s on the next block and a Dunkin’ about a mile away. The nearest SB’s is 2 miles away and in a totally different shopping district so not directly competing either.
    So just thinking about all this, I feel that the uniqueness of the bagel place, its quality offerings, fast service, friendly atmosphere, and abundance of foot traffic is why on a Saturday or Sunday you better get there early.
    On any given day this open area is packed with people.
